Once you have a tenant in the property we do everything from handling emergency calls from tenants to making scheduled inspections of the premises. Even if you handle the month to month property management of your investment properties, there are some things you may not have the time for; as such, we offer some of our services unbundled. This allows you to have complete control over what aspects of management you will handle.
From taking photos of your property to writing the ad copy to showings to move in inspection, we have you covered. Finding a qualified tenant is a time consuming process that couples customer service skills with the need to ensure you are safeguarding your property. Our experience allows us to take on this task for you. We back up our commitment to finding the best tenant for you with a guarantee; namely, if the tenant we place leaves before their initial 12-month period is over we will find your next tenant for free!
You may typically do two yearly inspections, in the Fall and in the Spring. This allows you to take stock of any damage done during Winter and Summer due to weather and to ensure that there are no tenant issues to be addressed. In addition to offering these types of inspections, we also offer inspections to determine whether the tenants are caring for the property.
Smoke & CO Alarm Maintenance
As a landlord in Ontario you are responsible for ensuring that you have the required number of smoke and CO alarms, that they are properly placed in the property, and that they are regularly tested and serviced. We offer a comprehensive Maintenance that includes getting the tenant’s signature confirming that the alarms were tested and providing them with a written notice of their responsibilities in regards to the alarms.
Property Preparation Between Tenants
Once your tenants move out the property needs to be prepared to be re-rented. We assess the property, make recommendations for any repairs, arrange for any cleaning that needs to be done and take photos that can be used for the property listing.
Short-Term Property Management
This is perfect for the hands-on rental property investor who wants to take a step back from handling the on-going management of their properties for a short period. We will take over the day-to-day management of your property so that you can enjoy some time off. Now you don’t have to worry when you take that dream vacation with your family. Project Management: As a busy person you know how time consuming large renovations can be, we can handle the management of any large-scale makeover or renovation for you.
- We meet with you to discuss the scope, budget, and time frame for the project;
- If you have a preferred contractor we can work with them, if not, we will get three written estimates and discuss what each contractor is offering with you
- After you select the contractor we ensure all required contracts are signed and provide you with more information about how the project will proceed
